Our Prosper home inspection business has increased about 50% this year. While not as well known as the neighboring communities of McKinney and Frisco, Prosper has a thriving real estate market. And its convenient location on State Highway 289 makes it easy for commuters to get downtown or to Love Field.
Residential developers arrived only recently to this part of Collin and Denton Counties. So someone looking for a farm, ranch or good-sized home site won’t have much trouble finding one. Most of our work there entails an examination of the land and outbuildings, in addition to the house itself. But increasingly, our Prosper home inspections involve new dwellings in master planned communities.
If you need a home inspector in Prosper, Frisco, McKinney or other community in Northeast Dallas, call Advanced Inspection Services (AIS) today! Mike Martin (972) 342-9183 TREC-Certified Real Estate Inspector.
Prosper Home Inspection Job
Advanced Inspection Service has been inspecting homes in Prosper and nearby Dallas suburbs for more than 30 years. As with most of our Frisco real estate inspections, the large majority of these are single-family residential properties. But we occasionally inspect multi-family dwellings like apartments, condos and duplexes. Like Frisco or McKinney, this housing market has really taken off – and we’re doing more and more house inspections in Prosper.

Common Features of Denton and Collin County Housing
The Denton/Collin area encompasses all kinds of real property. We have horse ranches, working farms, and large apartment and condominium projects. But these days, we perform a lot of our inspections in master planned residential communities. This year, the most frequent requests have been for McKinney new home evaluations — and Dallas condos.
Our team is familiar with the major developers in this area, as well as their subcontractors for foundation, framing, electrical and plumbing work. In most cases, the economies of scale afforded by these homebuilders provide great value for the homeowner. And the larger builders also have professional design, engineering and quality control experts and procedures.
Still, we do find deficiencies and potential problems – even with brand new houses. Builders and subs feel tremendous pressure to complete the job on time and budget; and sometimes they cut corners. We recommend that anyone building a new home commission inspections at each stage of the construction process.
Inspecting Homes in Prosper TX
As with most property in the greater Dallas and Plano areas, these communities are built on flat terrain. For us, this means we need to take extra time to evaluate drainage during our Prosper inspections. The area also receives some extreme weather – high winds, downpours and even snow on occasion. So we expend additional effort to inspect a home’s roof, gutters, downspouts and flashing to ensure water is carried away properly.
Homes in Prosper also experience great temperature fluctuations. We get high summer temps well above 100 F, and winter lows in the single digits. These extremes can challenge the HVAC systems. And it’s not uncommon for A/C to be needed in our warm Texas winters – or heating in the late Spring or early Fall. So we inspect every Prosper HVAC system closely to evaluate its ability to perform in this environment.
While not as frenzied as the housing markets in nearby Frisco and McKinney, Prosper homes and lots are in high demand. Realtors urge buyers to line up financing (or pay cash) – and get their home inspections done as soon as possible. The information and photos we provide in the home inspection report enable the buyer to make an intelligent purchase decision – and negotiate a good price.

First Prosper Homesteading in 1946
The town was first settled in 1846 by cotton farmers who wanted to take advantage of the fertile soil. Real estate was a real bargain back then – farmland went for less than $4/acre! When the Town of Prosper population reached 500 in 1914, it was officially incorporated.
In 2018 more than 23,000 people called Prosper home. The average household income is $135,000 and most residents work at companies in northeast Dallas. For the past decade, the influx of high tech employers in Plano has buoyed Prosper housing prices and land values.
Many of our Prosper home inspection clients are young couples with 2-3 children. For the most part, they are looking for modern houses with 3-4 bedrooms, multiple baths, garages and large yards. We also get some Collin County clients who prefer the convenience of a condo or townhome.
As the old saw goes, there are three important things about real estate – location, location and location. Usually the first priority of our Prospect homebuyers is proximity to great schools; and there are plenty of these in Collin and Denton counties. Price is also an important factor; and although housing values have increased in recent years, there is still a good selection of homes available at a broad range of prices. Recent interest rate increases have not slowed the demand for Prosper houses and land.
Advanced Inspection Service (AIS) — Prosper TX 75078
Whether you are moving across town or across the Country, buying a new home is an exciting process. For most people, this purchase is the largest financial transaction they have ever made. So in addition to the excitement, people also experience some stress and anxiety.
Your AIS home inspector in Prosper is a highly trained specialist who can document and explain the key structures and systems of the house you want to buy. Our inspectors have a firm grasp of the National and local building codes, and know what kind of problems to look for. We especially take pride in the numerous photos (and infra red images) we include to show clients exactly what we’re talking about.
AIS home inspectors frequently come across properties that have cosmetic defects that do not have any impact on the dwelling’s soundness, habitability or safety. We also find hidden issues that could not be discovered by a layperson, or without the sophisticated inspection equipment and procedures we employ. By explaining the difference between cosmetic issues and serious problems, we provide information that can help a buyer make a good decision and get a better value.
