Advanced Inspection Service has been inspecting homes in Little Elm, The Colony and nearby Dallas suburbs for more than 30 years. Our work also entails an examination of the land and outbuildings, in addition to the house itself. But increasingly, our Little Elm inspections involve new dwellings in master planned communities.

Little Elm Single Family Home Inspections

As with our Frisco real estate work, the large majority of our inspections in Little Elm are single-family residential properties. But we occasionally inspect multi-family dwellings like apartments, condos and duplexes. The local housing market has really taken off – and we’re doing more and more property evaluations in Denton County.

Common Features of Denton County Housing

The Denton/Collin area real estate market encompasses all kinds of property – from unimproved lots and farm land to0 single-family home communities and modern condo developments. We have horse ranches, working farms, and large apartment building projects. But these days, we perform a lot of our Little Elm inspections in master planned residential communities. This year, the most frequent requests have been for new home evaluations, as well as townhomes and condos.

Our team is familiar with the major developers in this area, as well as their subcontractors for foundation, framing, electrical and plumbing work. In most cases, the economies of scale afforded by these homebuilders provide great value for the homeowner. And the larger builders also have professional design, engineering and quality control experts and procedures.

Still, we do find deficiencies and potential problems – even with brand new houses. Builders and subs feel tremendous pressure to complete the job on time and budget; and sometimes they cut corners. We recommend that anyone building a new home commission inspections at each stage of the construction process.

Little Elm and The Colony Homes

As with most property in the greater Dallas and Plano areas, these communities are built on flat terrain. For us, this means we need to take extra time to evaluate drainage during our Little Elm real estate inspections. The area also receives some extreme weather – high winds, downpours and even snow on occasion. So we expend additional effort to inspect a home’s roof, gutters, downspouts and flashing to ensure water is carried away properly.

Homes in Little Elm and The Colony also experience great temperature fluctuations. We get high summer temps well above 100 F, and winter lows in the single digits. These extremes can challenge the HVAC systems. And it’s not uncommon for A/C to be needed in our warm Texas winters – or heating in the late Spring or early Fall. So we inspect every HVAC system closely to evaluate its ability to perform in this environment.

While not as frenetic as the housing markets in nearby Frisco and McKinney, Little Elm homes and lots are in high demand. Realtors urge buyers to line up financing (or pay cash) – and get their home inspections done as soon as possible. The information and photos we provide in the home inspection report enable the home buyer to make an intelligent purchase decision – and negotiate a good price.

Many of our recent Little Elm home inspection clients are young couples with 2-3 children. For the most part, they are looking for modern houses with 3-4 bedrooms, multiple baths, garages and large yards. We also get some Denton  County clients who prefer the convenience of a condo or townhome.

As the old saw goes, there are three important things about real estate – location, location and location. Usually the first priority of our Little Elm  homebuyers is proximity to great schools; and there are plenty of these in Denton County. Price is also an important factor; and although housing values have increased in recent years, there is still a good selection of homes available at a broad range of prices. Recent interest rate increases have not slowed the demand for Little Elm houses and land.
