In addition to creating potential safety issues, these give an unfavorable impression of the house to prospective buyers.

Inspecting Home Fireplaces – Common Issues

1. Chimney Exterior – Our home inspectors look for defects in the chimney’s cap or crown. We also check for creosote buildup, missing or damaged roof-chimney flashing. On the inside of the house, we look for creosote deposits in the firebox, damper or lower chimney. The inspector also checks for improperly installed inserts and missing ash cleanout drawers.

fireplace-damper-inspection-frisco-tx2. Damper. We check for proper damper operation, to ensure full range of motion and ability to adjust air flow. Damper control should enable stops in the full open, full closed and intermediate positions. A common discrepancy is debris above the damper panel – typically fly ash or leaves, but we sometimes fine dead birds or rodents!

3. Firebox. Cracks, missing grout or other damage to the firebox masonry can allow the flames to ignite the surrounding combustible structure (framing or sheathing). This is usually caused by impact from logs, andirons or or fireplace tongs. Our inspector also checks for excessive dirt or ashes which can cause problems.

4. Fireplace hearth. Wooden or foam mantles and trim pieces can get very hot (and even catch fire) if they are too close to the fire or hot masonry. All combustibles (including mantle, fireplace surround and furniture) should be a minimum of 12 inches from the firebox opening. Seasonal decorations (e.g., Christmas tree or presents, Happy Birthday signs) also pose a fire hazard if placed too close to the firebox or hearth.
