Using Infrared Imaging Tools in Home Inspections – Dallas TX
We have recently added a new FLIR Instruments thermal imaging camera to our toolbox. This is giving us a much better understanding of the hot and cold spots in the houses we inspect. In the thermal image to the right, hot spots are indicated by the bright yellow colors, cooler spots are indicated in purple.
There are three main areas where the thermal imaging camera is beneficial:

- Identifying electrical hot spots – As the thermal image above shows, electrical boxes and other equipment give off heat when they are activated. We want to make sure they’re not generating too much heat – creating a fire hazard. Generally an electrical device operating at less than 100 degrees F is not an issue. Above that we would call this out as a potential problem in our home inspection report, and include photos like these to illustrate the point.
- Detecting heat loss – finding areas in a house, condo or commercial building that are rapidly losing or gaining heat. This may be due to inadequate insulation, improperly fitting doors or windows, poor weather stripping – or even cracks in the walls, roof or foundation structures.
- Locating moisture or water penetration – Water seeping inside a home is colder than the surrounding building materials and really jumps out on the thermal images. We use the FLIR imager to detect foundation cracks, pipe leaks and other problems. This is an important part of our home inspections in Dallas because the flat terrain often leads to drainage problems. And repairing water damage can be very expensive.
